FAU student opening Greek Store in Boca

If that was the cost of Swoozie's rent, I have a pretty good idea of why they went bankrupt  :)  Those numbers would be difficult to justify in any business plan.
Yea that is ridiculous, I hope whatever they replace it with is beneficial to students same goes for the old CC
Doesn't FAU own that plaza?  They have a major parking issue there.  If I remember, when they were building that plaza, there were not enough spaces so they made them all compact.  Try going there in the middle of the week during lunch and find a spot.  Also, they are putting a nordstrom's where circuit city used to be.

Re: FAU student opening Greek Store in Boca

The guy opening the greek store could have a completely out of the way location with VERY cheap rent and do just fine, there is no need to drive foot traffic for that sort of store, its very specialized and the people that want to go there will go whether it's on Glades or hidden off Dixie Hwy and 20th.

Also, why would Nordstrom move from the mall to that shopping center?

really? I've looked into some places in that area before and the rent is not cheap matter of fact rent really isnt cheap anywhere in Boca…lets say 2500 Sqft in Boca goes for 20 a ft (which is an understatement) thats 50 grand a yr do FAU Greeks even spend that much? probably not, chances are he is planning on selling other items, their is a reason most Greek stores are online.

Yes it is owned by FAU was supposed to be off campus apartments if I'm not mistaken…as far as parking I always park in the back behind the old CC.  but Nordstrom's wasnt what I was thinking but I'm sure the rent FAU gets from that building is in the 7 figures so they did the right thing in renting it out

Re: FAU student opening Greek Store in Boca

A couple of things here.

The open space I mentioned in University Commons (and linked to) is definitely the old Swoozie's place. The only other option is a bank pad site which is east of P.F. Changs in that underused parking lot.

The Nordstrom's going in the old CC is not a regular Nordstrom's… it's something called a Nordstrom's Rack. I think it's going to be a place where they sell excess inventory, where you'd get their stuff for 25% off, that kind of thing. For a space that big they don't have too many options. The first thing that might have come to mind was a Best Buy but it's too small for a Best Buy. The other best bet would have been a Party City… something which would have gotten my vote.

And don't hold your breath for something college-related. Although FAU technically owns the plaza, all of the business is done through another company. FAU just gets the checks. I don't think the admins want to get their hands dirty, which is unfortunate. I think the best we could hope for in spaces like the old Swoozie's spot would be a franchise (like a Subway) with FAU stuff up inside.

Actually, I've already contacted a great frozen yogurt place up here about opening down there. A friend of mine knows the owner and he's expanding to Orlando and Tampa, so I'm trying to get him into Boca as well. Stuff's amazing.

In comparison to the cost of the Swoozies location, yes, something in the industrial park east of FAU is much cheaper.

I don't know how many times you've been to D&N Sports in Miami to get your paddle stuff but that store can't be more than 1000 sq ft and it's just fine. If I was opening a specialty store like that I'd go for something outside of prime real estate, like behind the office depot on Glades near dixie. If this kid is greek already then hopefully he's got some business coming his way in the way of shirts, hats, etc. The money would really be made on screen printing and gifts for Formals.

Dont get me wrong it would be awesome if his store succeeded; D&N is a little different most of the customers buy offline they just have certain things on display but most of the stuff you order  (I think were talking about the same place? Opa Locka right?)  Most of the customers come from the web plus A LOT more Greeks in Miami then Boca. but I see your point regarding location

I used to go to his Gables location right by UM, but yes, that's the place. He may have had a website when I was in school, I don't actually know, but part of the fun of getting jerseys and paddles was going to that place, it was certainly an experience every time.
