Forget the stadium... what about the rest of the "village"?

When I wrote a report on Greek housing, I was told of two funding models.

  1. The university pays for the housing and "rents" the facilities to the Greeks. But under that model, the "law of the land" goes to housing - so now candles or pets, for example. Whether or not there are exceptions, who knows.
  2. The chapters (and or national chapters) build the building on campus. But that's just like an outside business building something on campus not directly tied to FAU.

It's been several years since I reread my report though.

Teambeer is part of the Greek Constituent Committee on the FAUNAA. He'll know more about it.

They should start with small houses under the first model, grow their membership and then move out into houses under the second model. Then you can move younger organizations into the smaller house and continue the process.

That's what i was thinking was the deal too…especially number 2…and the University simply allocates the land?

So basically, the village will be built immediately after the Greek housing is built.

Greek housing was only 5 years away when I graduated 21 years ago…. ;D

and part of it was that Greeks didn't want to comprimise with the university. The university was willing to give them wings inside of IRT, but because they would have to have a meal plan and abide by university rules, the Greeks didn't take the opportunity.

In my mind, that would have been perfect: sophomore Greek members can live in the dorms AND HELP RECRUIT FRESHMEN, while they are "proving" they can "behave" up to university standards.

I agree, the fraternities should have taken that opportunity and made it work.

Teambeer is the most knowledgeable FAU sports fan I know, way smarter than me.

Re: Forget the stadium... what about the rest of the "village"?

It works at other campuses so it could have worked here…but that's spilled milk now.

The Greeks have some options but can't get it together to make something happen. If a handful of organizations could walk up to the administration with $100k each and say they are ready for housing, I bet the university could make something work but no one has ever even stepped forth with $25k (which is what I was told we could get the ball rolling with as an undergrad). Even if the university were to balk at that, if the chapters fundraised/accepted enough cash, they could go off on their own and build a house, there are empty lots just east of FAU (I've personally been contacted by a developer asking if we'd be interested in going down that path with him for my chapter) but the Greek system faces the same growing pains FAU faces, we're young, the donor pool is shallow and until we really get some donations rolling in, we're stuck waiting for handouts or whatever the University will give us.

Re: Forget the stadium... what about the rest of the "village"?

realistically, the greeks could have there own house right now if they had some help along the way. they could have easily bought a house with no money down and made the monthly rent with guys living in the house. they can't get a mortgage like that now but could get one if they had 18 grand, buy 410000 house with 2.5% close to campus with 6 bedrooms, 12 guys living there, 600 a month.
2800 mortgage
600 taxes and insurance
1000 cable, electric, lawn
=4400 a month in bills

and you have 7200 a month coming in rent. a surplus of 2800 bucks a month for a kiddy so when guys don't pay rent, etc……

its actually not really difficult if you have 12 guys that are living together and willing to 600 a month year round. and it would only get cheaper if they actually paid on time.

My fraternity just bought an off campus house about 4,000 sq ft it going to be 7 bedrooms it also has a tennis court on the property that will be turned into a basketball/ court yard type deal the house needs some work. But that is being done right now it should be almost completed sometime during the summer

Re: Forget the stadium... what about the rest of the "village"?

now is the time for any south florida frats to be buying a frat house. prices are so low with interest rates at record lows, you'll never get a better deal. a 417k mortgage goes for 2k a month, that's not a lot of money. especially since the house was probably going for a million two years ago.
